| Abstract [eng] |
The goal of this research is to determine urban green spaces impact for new apartments in Vilnius. Scope of research includes residential (2021-2022 year completions) apartment deals for the period of 2022-01-01 – 2022-11-01. Hedonic pricing model applying an empirical model of correlation-regression is used to estimate urban green spaces impact in Vilnius city while clusterisation method is used in analysing urban green spaces impact in Vilnius districts. The methods employed can explain impact of urban green spaces for apartment prices, but they can not explain quality of urban green spaces‘es themselves. Dimensional analyse were performed for that purpose with conclusion that nearby, large and residential demands meeting urban green spaces most significantly impact apartment prices. |
