In the Diploma paper an attempt is made to examine classification of apartments and apartment buildings in Lithuania. Author aims to show the dysfunctionality of inaccurate real estate classification practice in Lithuania that leads to manipulation in real estate value and stands in a way of comprehensive evaluation of local real estate market. Therefore, the creation of a standardized real estate classification model is needed. On the basis of comprehensive review of the field of real estate evaluation and literature the most important features of real estate are identified. Presented overview of real estate classification practice in Lithuania reveals its insufficiency. Additional overview of USA, Canada, Poland, Australia practices and BREEAM standard suggests the successful classification examples that can be applied to Lithuania. After a thorough examination of local and foreign practices a theoretical real estate classification model is being suggested by an author. Suggested model is examined by being applied to three new real estate projects in Vilnius. Application shows discrepancy between developers declared value of the project and its class suggested by model. Structure: introduction, 4 chapters, conclusions, references, annexes. |
