Abstract [eng] |
Master's thesis carries out a research of evaluation of Vilnius city’s apartments. The paper begins with an analysis of the real estate evaluation methodology along with an overview of the features, advantages as well as disadvantages of assessment method‘s application. The second part shows examination of 32 apartments in Vilnius, their appraisals and the factors affecting their value. It has been suggested that appraisers evaluating assets do not take into account a number of important criterias. Therefore, additional criterias that may affect the value of the estate had been introduced and their impact on the property have been assessed using COPRAS method. This method allowed to prioritize apartments, calculate their utility and compare it with the above criteria, as well as the price of 1 square m. and showed the dependencies between the values . In order to find out how the market value as well as utility of surveyed apartments could be improved applying each criteria‘s best alternative, there has been utilized an Intellectual information system of practical training created by Vilnius Gediminas Technical University. Conducted research had been followed by presenting proposals on how to improve an accuracy of property valuations. |
