Abstract [eng] Propagation of the ideas of sustainable development started 36 years ago. It was at the conference of the United Nations that took place in Stockholm in 1972 when a provision that economic development shall proceed by utilising the natural resources as effectively as possible and considering the environmental impact was clearly formulated. The concept of sustainable development is being applied in different fields and its definition varies. The main idea is that everything what we have must be saved so that we have what to leave for the future generations. The quality of living in a city can be analysed by defining the city within sustainability framework. Cities of sustainable development should be healthier and offer wider perspectives for city dwellers. Sustainability of residential areas of the city is defined taking into consideration the following main aspects: environmental, social, cultural, technical and engineering and economical. Good living quality, open public spaces, pure air and water, green areas and low-level criminality are just a few impartial factors that describe a sustainable residential area. At present the tendency of building more and more dwelling and high-rise buildings in Lithuania is noticed. Such buildings density the existing residential areas and leave no space for green areas, playgrounds for children, etc. Such tendency utterly contravenes with the concept of sustainable city development and is harmful both to the city and its dwellers. The biggest advantage of a sustainable city or sustainable residential area of a city is paying respect to the inherent and long-lasting development of a city or residential area of a city without causing harm to the future generations. Understanding of or striving for sustainable development of a city or residential area shall promote attention focus on the quality of housing and infrastructure of the residential area.
