The aim of thesis is to consider building sustainability assessment systems and offer a sustainability assessment model for the residential buildings in Lithuania. The paper consists of three parts. The first part has been summarized the concept of sustainable construction and its basic principles. In the second part it were overviewed and compared building sustainability assessment frameworks and identified the major problems encountered by modifying and adapting them to the new market. In the third part, it was found that the demand of building sustainability assessment tool which can assess quality of new residential houses and ensure sustainable and competitive housing development in Lithuania is growing now. For this reason it has been offered to apply widely used BREEAM system to assess the sustainability of housing in Lithuania, improving existing system with addition of social and economic criteria of the residential sector.
